Routinely, agents confess how little they know about the physical product they sell…(the house). At times, they are embarrassed that they can’t answer client’s questions regarding the physical aspects of the house.

In each publication, you will find helpful comments and pictures to help build your knowledge base. This information is not to make you a home or termite inspector. It’s to increase your core knowledge to make you even more valuable to your client.

Negotiate like a PRO ! !

Many of the ol’ time agents have been through countless “seller’s markets” and “buyer’s markets”.  Some of you even remember a time when only termite inspections were available.  Home inspections were unheard of. 

As times change, so do negotiating methods.  For the past several months, I’ve interviewed some of the top Bay Area agents attempting to find how home and termite inspections are being used in real estate transactions today. 

Predominantly, the top producing agents use BOTH reports in their negotiations.  They meet with their buyer and review BOTH reports in depth and circle the most important items.  (The days where the seller pays for Section I items and the buyer pays for Section II items are long gone.)  The agent then creates a counter offer asking either to have the important issues corrected or asking for financial credit-backs to the buyer. 

The best way to negotiate repairs and/or price adjustments is to show “proof” a problem actually exists.  This is best accomplished with a professional inspection report that includes pictures showing the problem.  The seller will then have a clear understanding of the problem and will more likely be willing to negotiate.   

The most common complaint the agents had was in creating these counter offers.  They were difficult and time consuming.   The challenge was….”How can I demonstrate the specific problems to the seller without giving them 20 or 30 pages of inspection reports?   How can I create a specific list of items to negotiate without retyping each of these items or cutting and pasting them into another document?  “

A warranty inspection is performed just before the builder's warranty is about to expire. This inspection is intended to uncover defects or imperfections that exist in the residence so you can present them to the builder prior to the expiration of the warranty.

NBI has inspectors trained and qualified to perform home and termite inspections on 5 to 500 unit apartment complexes.  Our inspectors are being flown throughout the United States to perform commercial property inspections because the quality of NBI's inspections "are worth the extra expense".
