THANK YOU! !

Thank you for taking time to answer our questionnaire.

NBI is constantly trying to find ways to make your job easier. We realize that when we uncover a problem on your client's home, we create more work for you. Although we are hired to find problems, we don't want to be a problem "maker", we want to become a problem "solver".

How much of a problem does it create when an inspector finds items that need to be repaired? How much time do you spend finding contractors? Do you need bids to close the deals or are estimates acceptable?

Before we spend hundreds (or probably thousands of hours) and tens of thousands of dollars establishing a solution, we want to be assured that there really is a problem that needs to be solved.

We greatly appreciate you taking the time to candidly answer all of the questions. We would also appreciate any additional comments you may have about specific things (in this area) we can do to make your job easier.

Be on the lookout for our findings in an upcoming FAX Newsletter.
-------------------------------------------------------------------
1. When a problem is uncovered by an inspector, what percent of time does your client (buyer/seller) expect you to provide them with contractors and/or bids to correct the problem?
%

2. How difficult of a time do you have finding contractors to provide "hard bids" for corrective work found during inspections?

3. How difficult of a time do you have finding contractors to "perform" corrective work found during inspections?

4. On average, how many hours (per listing/sale) do you spend calling contractors and meeting them at the property so they can bid a job?
hrs

5. On a 1-10 scale (10 being extremely valuable) how much more valuable would an actual BID (vs. an estimate) be to perform corrective work? (A BID is where a contractor commits to perform the corrective work for a set price.)

6. On a 1-10 scale how valuable would it be to have repair bids on HOME inspection findings?

7. Do you currently use a termite company that DOES perform corrective work simply because it is easier to get needed "bids" and get the repairs performed?
Yes No

8. What percent of your transactions is the corrective work performed "prior" to the close of escrow?
%

9. What percent of time (if you know) do the home buyers actually hire a contractor to perform the corrective work vs. performing the work themselves?
%

10. If you were able to receive bids from three competing contractors; what percent of times would one of those contractors "actually" be hired to perform the corrective work (either by the seller or buyer)?
(Contractors waste an inordinate amount of time bidding on repairs and NEVER get the jobs. Because of this most are not willing to deal in the home sale market.)
